Environmental Awareness
At rooms4u we recognise the role that we can play as responsible landlords to care for the environment. Wherever possible we will seek to support tenants in energy saving measures to protect our scarce resources whilst promoting recycling activities to reduce further pollution of the planet.
For 2007 we have embarked upon three major initiatives;
- We have commenced a program of replacing all light bulbs with low wattage bulbs. We are doing this at no expense to tenants and in addition to providing free bulbs we are also happy to fit these. On average each bulb will consume around one sixth (16%) of the energy consumed by a normal filament light bulb. Our target is to have converted fully to low wattage bulbs by the end of the year.
- Every property is provided with a recycling box. Where boxes have been removed we will arrange for new ones to be provided.
- We have committed to work actively to reduce energy consumption within each of the properties we look after. In the past where gas and electricity usage has been provided as part of the fully inclusive deal we have found in a number of instances that tenants simply made no effort to control their usage. This has a hugely damaging effect on our environment and as conscientious landlords we have decided that we can no longer condone this.
From February 2007 we have introduced a scheme that effectively rewards energy conservation whilst seeking to control any possible abuse. The ‘Efficiency Scheme’ is simple – based upon National statistics we have estimated that the Gas and Electricity usage on a 4 bed house should not exceed £20 per week (i.e. £1000 over a 50 week contract). Where houses manage their usage then we will refund £0.90 (ninety pence) of every pound saved. Should they however exceed their usage limit by more than 10% then they will be liable for all utility costs over that figure.
In this way we hope to encourage tenants to be environmentaly aware and responsible.
