What speed is the internet and is a wireless connection available?
It’s the 21st century - of course wireless internet is available in all of our properties!! We are currently in the process of upgrading to high speed connections - up to 8 Mb. Surf away!
How long is the contract for?
The contract is a standard 50 weeks from the 1st of August to the 16th July; guaranteeing you a home away from home, holidays in Hull for all.
Are bills and council tax included in my rent?
Taking out all the hassle of those red letters, rooms4u pay all your household bills if you are on a fully inclusive deal. You will also be happy to know that as students you are not liable for any council tax. All you will need to purchase during your stay with us is your own TV licence, one per household.
How much is the deposit?
The deposit is generally £150.00 per tenant, to be returned to you at the end of your tenancy. This is your incentive to look after the property and clean it before you leave.
When and how do I pay my rent?
One of the great things about rooms4u is the flexibility provided for rental payments. We prefer to have all rent paid by direct debit but in certain circumstances we can agree to monthly payments by card or even standing orders. What you have to remember is that all rent needs to be paid in advance. We can also tailor payment schedules to co-inside with your loan payments. One of our team will discuss options with you.
Do I need a Guarantor
All tenants must to have a Guarantor before we can agree to rent to them. Generally this will be a parent or relative. A short form needs to be completed and signed by the guarantor before we can confirm your Tenancy Agreement. Tenants unable to provide a Guarentor need to discuss
this with a member of our team.
What furniture is in the house?
All of our properties are fully furnished. This includes bed, wardrobe, chest of drawers, desk and chair in each bedroom; as well as living room furniture.
What appliances are in the house?
Rooms 4u provides you with all the appliances you will need. This includes washing machine, microwave, fridge freezer, toaster, kettle, iron and board as well as mop, bucket and sweeping brush (special training courses can be provided on how to use these items).
Are pets allowed?
Due to issues concerning escapologists only goldfish are permitted as pets.
Can I have guests to stay?
Feel free to invite friends and family to your new house. However we do limit these visits to 7 days without our prior agreement.
Can I re-paint my room?
Although we do appreciate tenants wishing to make their room their own we do not permit the painting of rooms. Your taste may not match with future tenants.
Can I put posters on the wall?
We encourage tenants to brighten up their walls with pictures and posters. However bluetac leaves a residue on the walls which proves difficult to paint over, therefore other methods such drawing pins or staples should be used.
If my house mate does not pay their rent am I liable?
You will have signed a ‘Joint and Several’ liability contract so legally everyone is liable for everyone’s debt. We do however always seek to recover any debt from the tenant first and then their Guarantor before approaching other tenants. In cases where you may have just rented a room in the house and you don’t know the other tenants then other rules apply and one of the team will explain these to you before signing your contract.
What do I do if something in the house breaks?
If you have any kind of concern or problem concerning your property do not hesitate to contact us. We are available in the office from 10am–5pm Monday to Friday and 11am-4pm Saturdays. We can also be by phone on 01482 444589, or just dial 100 on your house phone for free. Out of hours, please dial our emergency number 07708 627283. We will always do our best to try and solve your problem as quickly as possible.
What kind of insurance do I need on my property?
At Rooms4u all of our properties are covered by buildings insurance. You will only need to purchase insurance for your own possessions.
How much is rent?
Rent prices are per room; these vary depending on the size and finish of the room. An average sized double bedroom is priced at £55.00 a week including bills.
Will I have to clean the property myself?
Some of our properties do have cleaners depending on the capacity, check with one of our staff if you want further information.
Will viewing's take place in our property when the letting season starts?
It is quite possible we will be showing prospective tenants around if you haven't signed up for the forthcoming year. We always give 24 hours notice before doing a viewing. This will either be by sending a letter or telephoning you.
